If you’ve ever seen a freshly sealcoated parking lot, you know the difference the treatment can make to the appearance of a property. But sealcoating is about more than making asphalt look newer.
When properly timed and applied to pavement in suitable condition, sealcoating is an important part of a preventive maintenance program.
What Is Sealcoating?
Sealcoating is a protective treatment applied over an existing asphalt surface. It helps protect pavement from elements such as sunlight, moisture, vehicle fluids, and everyday wear.
It also gives pavement a darker, more uniform appearance and provides a clean surface for fresh pavement markings.
When Should You Sealcoat?
Sealcoating is a preventive treatment, which means it works best when pavement is still in relatively good condition.
It should not be viewed as a solution for severely damaged asphalt. Large cracks, potholes, alligator cracking, drainage problems, or structural failures may need to be addressed before sealcoating is considered.
Why Crack Repair Matters
Cracks should generally be addressed before sealcoating. Otherwise, moisture can continue to enter through existing openings in the pavement.
A proper maintenance program considers the condition of the entire pavement surface and addresses repairs before applying a protective treatment.
What Are the Benefits?
A well-planned sealcoating program can help protect asphalt from moisture and weather exposure, reduce the effects of oxidation and surface aging, improve the appearance of the property, and provide a cleaner surface for pavement markings.
Sealcoating Is Part of a Bigger Plan
Sealcoating should not be considered a one-time fix. The best results come from incorporating it into a larger pavement maintenance strategy that includes regular inspections, crack repair, drainage maintenance, and timely repairs.
